Projects Initiated and/or Completed in 2009
 
• Completion of exterior painting of all buildings
• Initiation of water conservation efforts (see attached "Actual Water/Sewer Use & Cost" for mid-June through mid-December of 2009)
• Improvement of the Casablanca website
• Mediation on most violations of CC&R’s on upper level hard surface floors
• Completion of association meeting room refurbishment
• 140 deck repairs completed
 
Projects Proposed for 2010
 
• Initiate cost/benefit study of a solar energy project
• Continue implementation of water conservation plan
• Mediation of remaining and any new violations of CC&R’s on upper level hard surface floors
• Continue deck repairs
 
Monthly Association Fees
 
• $262 in 2009 + $12 = $274 for 2010 (a 4.6% increase compared to 8.5% average over past five years)
 
Perennial Problems & Challenges
 
• Irresponsible dog owners
• Improper disposing of refuse/trash
• Noise complaints about neighbors
• Interior water damage: typically a unit to unit issue
 
Board Member Departures & Arrivals
 
• Greg Swanson resigned; Tom Frankum appointed.

Note #1: $20,974 is the average cost avoidance amount for each of the last three Billing Periods in 2009.
Note #2: Water use reduction commenced in mid-2009; efforts include toilet replacements, Smart Controllers, the Landscape Contractor's improved maintenance of our antiquated irrigation system, and the City's restrictions on exterior water use.
Note #3: The term ""Cost Avoidance" is used instead of the term "Savings" because the planning process in the fall of 2008 did not anticipate such large rate increases for the 2009 Budget. If the interventions in "Note #1" above had not occurred, the cost of water and sewer would have become a major problem for the 2009 Budget.
